What is a Panelized Kit Home?



A panelized kit home is an open panel system where wall panels are assembled or pre-cut in a factory environment using state of the art equipment to insure accuracy and to protect the materials from the environment while they are being assembled. Window and door openings are framed in the panels.

First Walls on our Kit Home The kit home wall panels are sheathed on the exterior and remain open on the interior to allow for installation of the utilities (electric, plumbing, etc.) once the kit has been assembled on your building site.

A standard kit home comes with the following:

  • Exterior and Interior Walls
  • Floor system
  • Roof system included trusses and sheathing
  • Roofing materials
  • Vinyl siding
  • Prefinished aluminum soffit & fascia system
  • Windows
  • Exterior doors, including garage doors
  • Interior stairs (carpet grade)
  • Front elevation porches per plans

Essentially what comes with the kit home is the shell of the house. Some materials, such as the flooring system, siding, roofing and soffit and fascia are provided in the kit but are installed by you or your subcontractors on your site.

Once the kit home is assembled, it will be viewed the same as any other conventional stick-built house. You will perform (or hire subcontractors to perform) the following:

  • Foundation
  • Plumbing
  • Electric
  • Heating & Air Conditioning
  • Insulation & Drywall
  • Cabinets & Counters
  • Finish details of the house (fixtures, flooring, paint, etc.)

SYSTEMS PLUS - Kit Home Material Specifications

Standard Package

Kit Home Floor System (Full Basement Construction)

  • 2 x 4 and 2 x 6 pressure treated sill plates per plan and sill sealer.
  • 3 or 4 ply 2 x 10 beams (Beams less than 20’-0" are factory assembled).
  • 2 ¾" adjustable steel posts per plan.
  • 11 7/8" I-Joist floor system spaced @ 19.2" o.c. in random lengths and numbered or 14" deep manufactured floor trusses spaced 16" o.c. on selected models.
  • 19/32" Tongue and groove Oriented Strand Board (O.S.B) subfloor and construction adhesive.
  • Joist hangers and hanger nails are furnished.
  • 10 LB of 2 ½" and 10 LB 3 ¼" framing nails supplied for temporary bracing.

Kit Home Exterior and Interior Walls

  • House exterior walls of the kit home are 2 x 6 Spruce studs spaced 16" o.c. with 7/16" O.S.B sheathing manufactured in sections with all openings framed. Top plates are supplied loose.
  • Garage exterior walls are 2 x 4 (or 2 x 6 per plan) Spruce studs spaced 16" o.c. with 7/16" O.S.B sheathing manufactured in sections with all openings framed. Top plates are supplied loose.
  • Vapourex building paper furnished for on-site installation.
  • Exterior framing caulking furnished in large tubes.
  • Interior partitions are 2 x 4 Spruce studs spaced 16" o.c. manufactured in sections with all openings framed and top plates supplied loose. 6-mil polyethylene (12" roll) supplied for use between top plates.
  • Temporary bracing materials included.

Kit Home Roof System

  • Manufactured roof trusses 24" o.c. designed to meet local UBC 1997 code requirements up to 50-lb. live (snow) load, 15-lb. dead load and 90 MPH wind load. Some framing may be required on site (material supplied as required). Gables are manufactured in two sections, framed with Spruce studs spaced 24" o.c. and sheathed with 7/16" O.S.B.
  • Knocked down ladders precut for job site assembly to form gable overhang. Ladder rungs are spaced 24"o.c. (no sheathing).
  • Hurricane tie downs.
  • 7/16" O.S.B. roof sheathing in 4 x 8 sheets and plywood clips.
  • 2 x 6 Spruce fascia backer.

Roofing

  • 25-year warranty, Class "A" 3-tab fiberglass/asphalt self-sealing shingles. Choice of selected colors.
  • # 15 roof felt paper (shingle underlayment).
  • Metal drip edge, flashing and shingle sealant are included.
  • Plastic roof vents supplied for attic ventilation. Choice of selected colors.
  • Metal roof edge, ladder and step flashing are furnished prefinished. Choice of selected colors.

Siding and Exterior Trim

  • Horizontal lap vinyl siding in Double 4.5 cove profile and accessories. Choice of selected colors. Siding corners furnished in same color as the siding.
  • Prefinished aluminum fascia (6" or 8" per plan), vented 4-panel soffit in 12’ lengths and colored aluminum nails. Choice of selected colors. Exterior columns (per plan) are 3 ply 2 x 6 Spruce posts with ‘J’ channel corner and siding wrap.
  • Windows (NFRC Certified) U Value = .49 and Solar Heat Gain Coefficient (SHGC) = .77
  • CWD "Ambassador" solid vinyl glider and single hung style windows per plan, one sash operable, double-glazed insulated glass, and half screen.
  • CWD "Ambassador" solid vinyl double-glazed insulated glass picture windows per plan.
  • CWD "Ambassador" solid vinyl double-glazed insulated glass stationary circle top windows per plan.
  • CWD "Ambassador" solid vinyl double-glazed insulated glass stationary rakehead windows designed for open beam roof system per plan. All windows are white.
  • White grilles between glass for front elevation only per plan.
  • Thermal skylights, triple glazed in an aluminum frame per plan.

Exterior Doors

  • 1 ¾" primed insulated steel exterior swing doors are prehung, style per plan, prefinished white metal cladding on all wood jamb with prefinished white metal brickmould and aluminum sill over wood subsill. Front entrance doors (without glass) have a peephole. Glass inserts are tempered. Attached garage to house door has self closing hinges and 20 minute fire rating label.
  • Coordinating insulated steel stationary sidelights with tempered glass per plan.
  • Hinged insulated steel terrace doors with prefinished white medal clad doorjamb and brickmould, double-glazed, tempered glass, and white grilles between glass per plan.
  • Raised panel, pre-painted, white insulated steel sectional overhead garage door with white clad door jambs. Single doors are 9’ x 7’ and double doors are 16’ x 7’.
  • Exterior entry doors furnished with polished brass passage lockset and deadbolt. Choice of ball or lever style.

Porches, Balconies and Decks

  • Treated outdoor wood porches/decks include one stair, floor joists, 2 x 6 decking, posts, beam, S4S railing, screws, nails and hangers. Porches/decks are included for the front elevation only. Rear and side decks are not included.
  • Balconies on front elevation only included per plan.

Interior Stairs

  • Carpet grade interior and basement stairs and are manufactured with O.S.B. treads and risers and are ready to install.
  • Rectangular landings, per plan are manufactured and are ready to install. Irregular landings are not manufactured (material is supplied for field framing).

Material Cover

  • One 2000 sq. ft. roll of 6 mil polyethylene (black) furnished to protect material at the job site.

Kit Home Optional Materials

The following options and upgrades may be added to the Purchase Price of your kit home.

Floor System

  • I-Joist spaced 16" o.c. floor joist system and 2 x 10 factory assembled beam. Available on selected models.
  • 23/32" tongue and groove O.S.B. subfloor.
  • 23/32" tongue and groove plywood subfloor.
  • Crawl space foundation design modification to eliminate basement stairway, locate furnace and water heater on main floor or in garage, locate laundry on main floor and add R-20 insulation and 6-mil polyethylene for the main floor system.

Exterior and Interior Walls

  • House wrap (air infiltration barrier) in lieu of Vapourex for exterior walls. Roll of tape to seal joints is included.
  • 9’ first floor ceiling height in lieu of 8’. Available on selected models only.
  • Roof System
  • 19/32" OSB roof sheathing in 4 x 8 sheets.
  • 15/32" plywood roof sheathing in 4 x 8 sheets.
  • 19/32" plywood roof sheathing in 4 x 8 sheets.
  • Snow load and/or wind load requirements in excess of 50lb/90mph respectively available by quotation.

Roofing

  • 30-year warranty Class "A" architectural fiberglass/asphalt shingle. Choice of selected colors.

Siding and Exterior Trim

  • 3/8" x 9" horizontal lap prefinished textured hardboard siding complete with accessories.
  • Exterior circular smooth or fluted columns (available on selected models).
  • Windows (NFRC Certified) U Value = .34 and Solar Heat Gain Coefficient (SHGC) = .77
  • CWD "Ambassador" solid vinyl white casement windows double-glazed insulated glass with screen. One sash operable in two wide units. Grilles between glass for front elevation windows only per plan. U Value = .49 and Solar Heat Gain Coefficient (SHGC) = .77
  • CWD "Regency" exterior aluminum clad wood casement windows, double glazed insulated glass with screen. One sash operable in two wide units. Exterior aluminum cladding is prefinished and interior wood is unfinished. CWD "Regency" exterior prefinished aluminum clad wood picture, circle top and rakehead windows (per plan) with unfinished wood interior.
  • Double-glazed insulated Low "E" glass for windows. U Value = .34 and Solar Heat Gain Coefficient (SHGC) = .65

Exterior Doors

  • Designer glass garage door lites in selected styles.
  • Hinged terrace doors supplied with double-glazed insulated Low "E" tempered glass if the window Low "E" option is purchased.
  • Exterior entrance door, jambs furnished in color to match windows as close as possible.
Note: Exterior entrance doors and sidelights (with the exception of terrace doors) are not available with Low "E" glass.

Porches, Balconies and Decks

  • Rear and side exterior decks per plan on selected models. Treated outdoor wood decks include 2 x 6 decking, posts, beam, S4S railing, steps, screws, nails and hangers.

Other

  • Assorted framing, roofing and siding nails. Pneumatic nails are not supplied.

Kit Home Credits

Items listed below may be credited from the Purchase Price of your kit home.
  • Concrete slab design modification to eliminate basement stairway and main floor joist system and locate furnace and water heater on the main floor or in garage and locate laundry on the main floor.
  • All siding and accessories.
  • Aluminum soffit and fascia.
  • Roof shingles, felt paper, roof edge and flashing.
  • Skylights.
Materials not delineated in this Material Specification are not included in the Purchase Price of your kit homeunless specified in a Purchase Application Addendum. These items include but are not limited to the foundation, concrete flatwork, rain gutters, nails, plumbing rough and finish, HVAC rough and finish, electrical rough and finish, light fixtures, insulation, drywall, interior doors, interior trim, closet shelving, stairway railings, cabinets vanities, countertops, bathroom accessories, underlayment, floor covering, paint and appliances.

Materials supplied conform to National codesUBC 1997 but may not meet specific other design requirement codes in certain states or local building jurisdictions. Any additional design work and/or materials required to meet local design criteria not included in a Special Quotation Addendum on the Purchase Application are the responsibility of the buyer.
